Plans to transform Great Yarmouth's derelict North Quay have been unveiled featuring a cinema, 70 shops, a hotel and up to 120 new homes.
The £100 million council-led scheme, backed by £20 million of government funding, is expected to create around 1,000 jobs and better link the station to the town centre.
A public consultation will begin in early 2026 with a planning application due in May.
Officials call it a once-in-a-generation regeneration opportunity.
